Rental unit amounts are determined and published annually by Florida Housing Finance Corporation. Home sales/condo unit pricing is determined by the City of Key West.

For Rentals:

• 25% AMI – 10 Units
• 60% AMI – 39 Units
• 80% AMI – 29 Units
• 120% AMI – 20 Units

For Homeownership:

• 60% AMI – 3 Units
• 80% AMI – 11 Units
• 140% AMI – 14 Units

All eligible households are determined by Area Median Income (AMI) published annually for workforce housing by HUD.

Area Median Income (AMI) represents the midpoint of all household incomes in a specific geographical area, such as the City of Key West. It is used as a benchmark to determine income eligibility for various housing assistance programs, subsidies, and affordable housing initiatives. The AMI helps define different income categories, such as “low-income,” “very low-income,” and “extremely low-income,” which then influence the availability of affordable housing options and the level of financial support individuals and families may qualify for.

Rental and home ownership applications will be processed as follows:

Tier 1 – Current Bahama Village residents as defined by boundary.
Tier 2 – Families and Children residing in Key West city limits.
Tier 3 – Single households residing in Key West city limits.
Tier 4 – Any household residing outside of Key West.

Every homeowner is guaranteed one parking space. 72 spaces have been allotted for rentals, but parking is not guaranteed. Lofts parking permits will be issued. In addition, there will be 109 bicycle parking spaces.

Eligibility applications for rental units will be available 120 days prior to opening day. Home sale applications and sale of the condos will be available once construction starts.
